Typical commercial projects
- Service capacity upgrades for HVAC replacement, kitchens or added floors
- EV charging: Level 2 banks on 208 V and DC fast chargers on 480 V
- Tenant improvement fit-outs and sub-metering
- Lighting retrofits and controls (277 V circuits on 480Y/277 V buildings)
- Replacing obsolete panelboards and switchboards
208 V or 480 V?
| 208Y/120 V | 480Y/277 V | |
|---|---|---|
| Common in | Small–mid offices, retail, restaurants | Large offices, hospitals, big-box retail |
| Pros | Direct 120 V for receptacles | Lower current, smaller feeders, 277 V lighting |
| Trade-off | Higher current for large HVAC | Needs transformers for 120 V loads |
Nameplate voltage matters: a 230 V-rated motor on a 208 V system runs at reduced voltage. Wiring good practice is covered in Commercial Wiring Practices.
Efficiency and reliability
VFDs on air handlers and pumps, balanced phase loading, power factor correction where tariffs penalize it, and preventive maintenance all lower operating cost and the risk of disruptive outages for tenants.
